BE-ST (Built Environment – Smarter Transformation) partnered with researchers from The University of Edinburgh in a research project funded by Built by Nature This research was carried out to better understand status of mass timber construction within the UK, by identifying outstanding questions concerning the fire performance of mass timber, offering solutions to address these concerns, and outlining areas of consensus.

Key Takeaways

  • Shared understanding is essential: Aligning interpretations of existing guidance is as important as producing new research.
  • Concise synthesis adds value: Bringing together dispersed guidance and viewpoints reduces duplication and confusion for practitioners.
  • Consensus enables progress: Identifying where stakeholders already agree provides a foundation for practical solutions and policy development.

How It Can Help You

This resource is designed for developers, clients, designers, fire engineers, insurers, regulators and policymakers involved in UK mass timber projects. It helps experts to quickly understand where the industry currently stands on fire safety, what questions remain unresolved, and why projects often stall despite growing interest.
By focusing on synthesis and stakeholder insight, it supports more informed conversations, clearer early‑stage decision‑making and targeted investment in the evidence and processes needed to de‑risk mass timber construction.
