London’s largest timber office exemplifies circularity, provides confidence.

Paradise, completed in 2025, is a six-storey, 7,694 m² office building developed by Bywater. It is London’s largest mass timber office since recent fire regulation changes, built with CLT floors and glulam beams on a hybrid frame. Transforming a former coffee roastery, the project delivers low-carbon workplaces that prioritise wellbeing and biophilic design.

Paradise pioneered fire safety with a comprehensive load-bearing test, establishing new levels of certainty for exposed timber offices. Using 2,041 m³ of CLT and 260 m³ of glulam, Paradise is fully demountable with bolted connections and removable fire boards for reuse. Prefabrication minimised waste and disruption on the limited urban site.

The building stores 1,884 tonnes of CO₂, runs on rooftop solar, and serves as the latest landmark in circular timber construction for UK commercial real estate.
